Proptech · Asset recycling

Regulation is freeing up assets.
We recycle properties and create housing.

NexusHaven transforms underutilized commercial spaces — especially former nurseries — into profitable colivings. No change of use. Minor works. A steady pipeline thanks to LOMLOE and RD 95/2022.

1. The problem

Lack of access to housing in Spain

There is a real problem: lack of access to housing in Spain, with rising immigration and limited supply on the market. In practice, rental access is prioritised: first for Spanish nationals, then Europeans, and lastly groups such as Latin Americans.

Market pain points

There is no product. Housing is scarce. In reality, 6, 8 or 10 people today live in 4-bedroom flats because there is no accessible supply. It is a real situation: the market offers no alternative.

Example: people moving to a city cannot easily rent for less than a year.

Who is affected

Young people, travellers, immigrants, workers. People who need a roof to live and work and who face a scarce, prioritised market.

Why solving this matters

Because housing is a basic need. Living and working. Without a roof there is no stability. Solving access to housing is a precondition for millions of people to live and work with dignity.

2. Solution

Co-livings: shared accommodation with private bathroom and common spaces

What we do

We buy, renovate and optimise floor space into n rooms and n bathrooms. We do not rent and sublet flats like room-management startups: we buy nurseries, renovate them and operate colivings.

How it solves the problem

We rent rooms with full amenities: you arrive with a backpack and have your room, bathroom, coworking spaces and chill-out areas. We connect you with like-minded people — to share a flat you must share values — through urban tribes (Palma de Mallorca and Barcelona, mynexus.es).

We do not compete with market housing; we create housing.

Process

01

Identification

Suitable assets: former nurseries, premises with residential registry.

02

Validation

Legal and technical: cadastre, regulations, minor works feasibility.

03

Transformation

Minor works for coliving. Controlled timelines and costs.

04

Operations

AI for matching and occupancy, operational automation.

3. Value proposition

Maximum efficiency

Maximum efficiency in space occupancy.

Faster

Nurseries are already residential in cadastre; no change of use.

More scalable

1 property = 10–12 rooms.

Differentiating technology

Campaigns in digital communities, lead capture, affinity matching and urban tribes. We maximise occupancy and added value.

4. Market

Investors seek large, growing markets. In Spain, each room that comes to market receives an average of 22 enquiries (Idealista, 2025).

TAM

Total market

Spain: millions seeking rooms; structural deficit and rising prices.

SAM

Addressable market

Palma de Mallorca (65 enquiries/room), Barcelona (62). San Sebastián (22), Madrid (20).

SOM

Market we capture

Focus on Palma and Barcelona; expansion in cities with high room competition.

Córdoba, Salamanca and Castellón de la Plana show lower room competition; Palma and San Sebastián lead demand.

  • Sales and marketing to build the brand.
  • Channels: social media — our clients are young and millennials.
