There is a real problem: lack of access to housing in Spain, with rising immigration and limited supply on the market. In practice, rental access is prioritised: first for Spanish nationals, then Europeans, and lastly groups such as Latin Americans.
There is no product. Housing is scarce. In reality, 6, 8 or 10 people today live in 4-bedroom flats because there is no accessible supply. It is a real situation: the market offers no alternative.
Example: people moving to a city cannot easily rent for less than a year.
Young people, travellers, immigrants, workers. People who need a roof to live and work and who face a scarce, prioritised market.
Because housing is a basic need. Living and working. Without a roof there is no stability. Solving access to housing is a precondition for millions of people to live and work with dignity.
We buy, renovate and optimise floor space into n rooms and n bathrooms. We do not rent and sublet flats like room-management startups: we buy nurseries, renovate them and operate colivings.
We rent rooms with full amenities: you arrive with a backpack and have your room, bathroom, coworking spaces and chill-out areas. We connect you with like-minded people — to share a flat you must share values — through urban tribes (Palma de Mallorca and Barcelona, mynexus.es).
We do not compete with market housing; we create housing.
Suitable assets: former nurseries, premises with residential registry.
Legal and technical: cadastre, regulations, minor works feasibility.

AI for matching and occupancy, operational automation.
Maximum efficiency in space occupancy.
Nurseries are already residential in cadastre; no change of use.
1 property = 10–12 rooms.
Campaigns in digital communities, lead capture, affinity matching and urban tribes. We maximise occupancy and added value.
Investors seek large, growing markets. In Spain, each room that comes to market receives an average of 22 enquiries (Idealista, 2025).
Spain: millions seeking rooms; structural deficit and rising prices.
Palma de Mallorca (65 enquiries/room), Barcelona (62). San Sebastián (22), Madrid (20).
Focus on Palma and Barcelona; expansion in cities with high room competition.
Córdoba, Salamanca and Castellón de la Plana show lower room competition; Palma and San Sebastián lead demand.
